Meeting Minutes

17 November 2008

I.      Call to order

President Marc Sanders called to order the regular meeting of the Hidden Ridge Homeowner’s Community Association at 7:02 pm on 17 November 2008 at 336 Ternwing Drive, Arnold, MD, which lies within the confines of Hidden Ridge.

II.      Roll call

President conducted a roll call. The following persons were present:

Treasurer – Laura Owens, Victor Corgan member at large.  Guest: Matt Divens.

III.      Approval of minutes from last meeting

President read the minutes from the last meeting. The minutes were approved as read.

IV.      Open issues

a)      Review of overdue Homeowner Dues – 30 past due, 4 more than one year.
-  Marc and Victor will follow up.

b)      Front entrance electric circuit –circuit board backing still needs replacing.. Marc and Vic will fix.

c)      No luck so far on replacing treasurer. (Matt Diven’s wife might be convinced)

d)      Halloween Parade – Nancy. Sunday the 19th of Oct at 3pm   Fun had by all.  Thanks Nancy!!

e)      Bonfire –17 Oct.. 7pm.  Fun had by all.  May have started new tradition!

f)        272 Overleaf – common area tree threatening back yard fence.  Marc coordinated clean-up.  Issue closed.

g)      369 Ternwing Drive yard is being maintained within reasonable standards. Closed.

 

V.      New business

 

a)      Received yard maintenance complaint regarding 1115 Silverleaf. Board sent letter dated 20 October.  Issue was resolved within two weeks.  Closed.

b)      Mark and Laura will take care of the Santa Claus/Fire Truck /Food Drive event this year. Date is set for 17 December.   We need to get out a flier.  Pends.

c)      Adolescent capers are occurring in the upper portion of Ternwing.   Have received complaints or at least concerns from 298, 303 Ternwing and 1101 Silverleaf.  Kids may be using a gathering area in the forest at the end of Silverleaf.  Increased vigilance by all adults is called for.  Pends.

d)      Matt Divens contracted the build out of a privacy fence around his backyard. Construction was completed on 17 October.  That fence appears to encroach on Common Area ‘A’, especially the entrance passage to the park from Ternwing Dr. Matt explained that his surveyor had not show up and marked the property lines, but the contractor went ahead with construction.  Action: Matt will have surveyor mark the lines within 30 days.  Board will inspect.  Issue pends.

e)      There was some discussion of approaching Jamestown to see if there is the possibility of mutual exchange on access to the park and access to the dock.  Pends.

f)        Matt Divens mentioned that the  Common Area ‘A’ drain behind his yard may be clogged.  Action: Marc and Vic to inspect.

g)      Next Meeting – Monday, 8 December 2008.

VI.      Adjournment

President adjourned the meeting at 8:11 pm.
